James Riady promises swift resolution to Meikarta dispute amid consumer pressure

Lippo Group leader James Riady has emphasized that his party will immediately resolve the Meikarta property project after nearly a decade in dispute.

Meikarta is a project created by PT Lippo Cikarang (LPCK). This ambitious project has been hit by problems since the beginning of its promotion in 2016, starting from bribery cases, being sued by vendors for bankruptcy, being billed by consumers for failure to start construction of apartments as agreed upon purchase contracts, to being inspected directly by the House of Representatives (DPR).

James believes that the dispute can be handled because the person in charge of the Meikarta project has no debt. He also said that the infrastructure to support the operation of Meikarta has been completed.

"I think the Meikarta dispute resolution issue has been discussed with [Public Housing] Minister Maruarar. How come we have met with consumers and the Minister, the Meikarta dispute is not resolved," James told a meeting with Meikarta consumers at the Ministry of Public Housing and Settlement Areas on Wednesday, April 23, 2025.

The public housing ministry cited that the majority of the source of funds for the Meikarta dispute resolution was PT Mahkota Sentosa Utama (MSU), which is also the developer of Meikarta along with its subsidiary PT Lippo Cikarang.

James said that Meikarta is still carrying out unit handovers to date. According to him, almost 16,000 apartment units have been handed over by MSU to consumers to date.

James said the new city has thousands of problems. According to him, one of the main challenges in Meikarta development is the availability of infrastructure support.

Director General of Settlement Areas at the Ministry of Public Housing and Settlement Areas (PKP), Fitrah Nur, said that the total number of consumers registered as having disputes in the Meikarta project was recorded at 118 people. However, consumers who have submitted files of complaint have only reached 102 people to date.

Fitrah calculated that the total value of the disputed Meikarta apartments belonging to the 102 people varies, starting from Rp145 million per unit to Rp676.61 million per unit.

"SMU is the developer of Meikarta. I don't know where did MSU's money to resolve the Meikarta dispute come from," Fitrah said.

Based on Lippo Cikarang's report, MSU had liabilities worth Rp7.8 trillion in June 2024. This figure decreased by 1.78 percent from the realization at the end of 2023 of Rp8.03 trillion.

However, Lippo did not explain further the contribution of debt to MSU's liability value during that period. Meanwhile, MSU's negative equity was recorded to have improved from minus Rp3.1 trillion at the end of 2023 to minus Rp3 trillion in the middle of last year.
